Grounds Maintenance Supervisor

GOALS: Maximize service levels so as to address tenant, owner and Association needs in a professional and timely manner.
Communicate with Property Manager suggestions regarding maintenance, scheduling, training, purchase, policies or procedures, so as to continually improve team performance and efficiency.
Develop as a team leader; foster a spirit of cooperation with fellow co-workers so as to maintain and improve Washington Properties, Inc. And its standard of performance.
RESPONSIBILITES: Maintain all grounds at all properties managed by WPI. Perform all operations needed to keep grounds in a neat and manicured appearance. Inspect all properties on a weekly basis to monitor grounds and personnel.
Supervise and delegate responsibilities to lawn crew as work load requires. Hire, train review and discipline grounds maintenance personnel. Communicate any personnel problems to Property Manager. Fill out accident or workman s compensation forms when required.
Communicate weekly with Complex Managers so as to properly understand and execute problems, projects or requests. If directed, communicate with Condominium Board of Directors or Grounds Committee. Fill out work orders when necessary.
Report immediately any major equipment failures or repairs. Maintain all equipment used so as to keep machines in good working order. Perform routine and preventative maintenance.
Snow Removal: Respond to 4: 00 a.M. Wake-up calls when 2 or more inches of snow are reported. Snow removal may be necessary during working hours depending on weather conditions and/or necessity. Work day ends when snow removal is completed, unless additional duties are assigned by Property Manager.
Make physical checks at each property to assure that all members of assigned crews are in place and equipment is running properly. Contact any missing personnel; assist on-site when necessary to finish in a timely manner.
Report to Property Manager weekly condition of crew and snow removal equipment. Perform minor maintenance on snow removal equipment when necessary, report major break-downs immediately.
Inventory and order all salt, chemicals, sand and equipment when needed. Perform seasonal duties, including but not limited to: snow stakes, snow fences, salt buckets and salt.
